The Policies on this website, supersede any policies stated on any other website.

Policies – Terms & Conditions
  • 2 night minimum stay required on most weekends from Spring - Autumn, during holidays and special events

  • Valid MasterCard, Visa, Discover or Amex is required

  • Minimum deposit of one night's stay, or 50%(whichever is higher), is required and is charged
    when the reservation is made

  • Smoking:  Outside no less than 25 feet from the building

  • Guest Pets: No ~ Resident Pets: None

  • Children: 14yrs & older (Call for age limits with a Whole House Rental)

  • Check-in: 3 pm ~ 4 pm  We are unable to accommodate check-ins prior to 3 pm.

  • We accept Cash, Traveler's Checks, Visa, MasterCard, Discover, and American Express.

  • Our guest rooms are on the 2nd and 3rd floors, with no elevator. Our property is not ADA accessible.

  • We will happily arrange for arrivals occurring after 4pm, when notified in advance. 

  • No Shows are responsible for 100% of the total amount due, for the entire reserved space.

  • Late Fees may be assessed if late arrivals are not arranged in advance.

  • Check out time is 11 am Monday-Saturday and 10:30 am Sunday. 

  • Late check out can be arranged in advance at a rate of $25 per hour, provided the room is not being used the day of checkout.

  • Insurance requirements do not allow for guest candles, incense, or guest room coffee pots. 

  • We will gladly return guest items left behind and charge the customary USPS or UPS fees incurred. Unclaimed items will be held for 30 days before being donated to the needy.

  • Advance notice is required to accommodate those with fragrance sensitivities.

Privacy Policy

The innkeepers of Reagan's Queen Anne Bed & Breakfast consider the privacy of our guests
a serious responsibility. We are committed to protect our guests' personal information
in accordance with all state and federal regulations and will not divulge that information
to any party without an appropriate legal order, OR when required by situations which
demand immediate action, that are to the clear benefit of that guest in the event of an emergency.

This policy declares how we will use and treat information we collect from and about you.
This policy is an agreement that is legally binding. By using our website, you consent to the collection and
use of information by us as specified in the Full Privacy Policy, which can be accessed using the above link.


  • 14 days notice for common reservation, $35+tx, per room non-refundable deposit applies
  • Special Event/Holiday periods - 30 days notice, minimum $35+tx, per room fee applies

  • Group cancellation (4 or more guests and/or 2 or more rooms) - 30 days notice, minimum $35+tx, per room fee applies

  • Less than 14 days (30 days group/special event/holiday) notice, Full amount of reservation is charged. Refunds occur when  canceled space is completely rebooked, minimum $35+tx, per room fee applies(New Year's Weekend, Valentine's Day weekends, Just Girls Weekend, Memorial Weekend, Independence Day and National Tom Sawyer Days, Labor Day Weekend, Fall Folklife Festival, Thanksgiving, and Christmas)

  • Shortened stay is subject to the same policies as a cancelation, and is non-refundable   

  • Our regular cancelation terms apply when changing a reservation and decreasing the length of any stay, or number of rooms used for group reservations. 

  • No additional fees are assessed, if we are able to fully rebook the cancelled space. All non-refundable deposits apply.

  • No Shows are responsible for 100% of the total amount due, for the entire reserved space.

  • A personal phone conversation with the innkeeper is required when canceling a reservation. 

  • Travel Insurance is suggested, to protect guests from loss of deposits when cancellations occur inside the policy period.
